Preliminary Works (Site Preparation & Mobilization)

This stage establishes the legal and physical readiness of the site.

  • Site Fencing / Hoarding: Installation of a temporary perimeter fence around the plot.

  • Temporary Utility Connections: Provision of temporary water and electricity supply for the construction crew.

  • Site Hut and Facilities: Erection of site offices and portable toilets.

  • Site Clearance and Grubbing: Clearing the plot of shrubs, vegetation, and debris.

Earthworks / Excavation
  • Cut and Excavation: Excavating soil for the foundation or basement.

  • Dewatering / Pit Emptying: Full clearing and preparation of the excavation pit.

  • Backfilling / Fill: Adding and compacting soil where the ground level needs to be raised.

  • Transport of Earth: Removal of excess soil to an authorized landfill (with certificate issuance).

Foundations

The type depends on data from the geotechnical study.

  • Lean Concrete / Blinding Concrete: A base concrete layer to protect the reinforcement from the ground.

  • Footings and Tie Beams / Grade Beams: Foundation pads and connecting beams.

  • Foundation Slab / Raft Foundation: A mat foundation (often used for villas).

  • Retaining Walls: (required if the plot is sloped).

Structure (Load-Bearing Frame)
  • Columns / Pillars.

  • Floors / Slabs: Inter-floor slabs (typically using beams and concrete hollow blocks – “viguetas y bovedillas”).

  • Stairs: Pouring of concrete stair flights.

Sanitation and Utilities
  • Buried Sewer / Drainage: Installation of sewer pipes beneath the foundation slab.

  • Inspection Chambers / Manholes.

  • External Enclosure / Facade Walls: Exterior walls (typically a double layer of brick with internal insulation), SISMA system.

  • Interior Partitions: Internal walls (brick or Pladur – drywall/plasterboard).

  • Insulation: Thermal and acoustic insulation (polyurethane foam, mineral wool).
